Buying signals

Arelvo knows when a building changes hands.

When a commercial property sells, the new owner, property manager or asset manager often reviews its vendors — janitorial included. And when a company builds out new space, it needs a cleaning vendor before move-in. Arelvo watches every recorded sale and new-tenant permit in your territory and puts the properties that fit what you clean at the top of your list, with the evidence attached.

  • Office building soldCounty deed & sale records

New owners review janitorial and facility-service contracts in the first months.

  • Retail center acquiredRecorded sales

Common-area, porter and exterior cleaning get re-bid with new ownership.

  • Industrial property changes handsCounty parcel records

A new owner or tenant sets up facility services from scratch.

  • Medical building, new ownerCounty deed records

Medical cleaning is reviewed when the building's ownership changes.

  • Multifamily acquisitionRecorded sales

New owners reset common-area and turnover cleaning.

  • Portfolio acquisitionOwnership records

One buyer, several buildings — a chance to win them together.

  • New ownership entity recordedCounty parcel records

A new decision-maker means a new vendor list.

  • New property managementCompany websites & news

New management usually brings its own vendors.

  • New tenant moving inCity permit records

A tenant building out its space needs a move-in clean and a cleaning vendor — usually before it has one.

  • New building openingCity permit records

A new building needs a post-construction clean, then a recurring contract.

Every fact shows where it came from. Anything Arelvo infers is labelled as an inference — never presented as fact.

Opportunity intelligence

Every opportunity explains itself.

Your team sees which property to pursue, why now, who chooses the cleaning company and what to say — not a list of names to guess about.

  • A 0–100 cleaning opportunity score with the exact reasons behind it — never a mystery number.
  • Known facts and estimates kept apart, each with its source.
  • The property or facility manager who picks the vendor, and the right play for why the building matters now.
  • A call script for that person, and a reminder in Slack or Teams when it's time to call.

Questions

Frequently asked.

What is Arelvo?

Sales intelligence for commercial cleaning companies. Arelvo watches every commercial property sale and new tenant build-out in your territory, finds the ones that fit the buildings you clean, identifies the property and facility managers who choose the cleaning company, and turns the best opportunities into outreach and walkthroughs — as much or as little on its own as you choose.

Why ownership changes?

When a commercial property is sold, the new owner, property manager or asset manager often reviews the building's vendor contracts — rebidding janitorial services, standardizing vendors across the portfolio, changing scope or frequency, or bringing in new property management. It's the moment a cleaning company has the best chance to get in, and most competitors don't know it happened.

Where does the data come from?

Recorded commercial property sales, county deed and assessor records, city permit records (new tenants and new buildings), public property data, company websites, verified B2B contact data, and your own CRM. Every fact shows its source, and anything Arelvo estimates — like a property's likely monthly cleaning contract — is labelled as an estimate.

How does my team know what to do each day?

Arelvo posts rep reminders and next actions in a shared team channel in Slack or Microsoft Teams and tags the assigned rep, so they get the notification directly. Every morning, each rep's calls for the day, strategies and emails to approve, and call results to log; during the day, a nudge the moment one comes due, linking straight to the number and the call script. Private DMs are not supported yet. The same list is always on the Tasks page.

What happens after a call?

The rep taps how it went — interested, wants a follow-up, call back, left a voicemail, no answer, not interested or wrong person — and can add a line of context. Arelvo changes the sequence to match: it sends your Calendly link to someone interested, holds everything until a requested follow-up date and then follows up from the call, brings the next email forward to mention a voicemail or after two unanswered calls, or stops outreach. Email replies are read and handled the same way.

How do meetings get booked?

Through your Calendly link. Connect Calendly and Arelvo puts it in your follow-up emails and in its replies to interested prospects, so they pick a time that suits them and it lands on your calendar. No Calendly? Arelvo's replies ask for a good time instead, and the answer comes straight to your inbox.

Does Arelvo send emails without asking?

No. Arelvo works as your copilot: it finds the accounts, writes each one's emails and call scripts and drafts every reply, and nothing goes out until a person on your team approves it. Approve an account once and its first email sends; each follow-up waits for your review the day before it's due. Do-not-contact lists, daily send limits and an emergency stop always apply.

Which mailbox does outreach send from?

Dedicated sending mailboxes Arelvo sets up for you on separate look-alike domains (3 on Base and Pro, 8 on Plus, included in the price) — so your main company domain is never on the line. Domains, email authentication and warm-up are handled automatically; outreach starts right away at a low volume on your highest-priority accounts and ramps up as the mailboxes prove themselves. Replies come straight into Arelvo, and interested ones are sent on to your team.

Which CRMs does it work with?

HubSpot and Pipedrive today, in both directions: Arelvo checks your existing customers before any outreach and syncs deals back. Salesforce is on the way; Enterprise plans can scope custom integrations. A CRM isn't required to start.

How quickly will I see something real?

During signup. Four questions — your area, the properties you clean, the sizes you want and your smallest contract — and Arelvo maps the recently sold properties in your market before you pay anything. After you subscribe, your territory is live within one business day.

Who owns the data?

You own your business data and your CRM records. Arelvo uses them only to run your account.
